Recognized as a 2016 Great American Main Street Award® (GAMSA) winner, Downtown Dahlonega is a top destination for investment opportunities in a historic downtown. Dahlonega’s walkable and economically thriving downtown is nestled in the foothills of the Appalachian Mountains, has small town charm and big city amenities. With an occupancy rate of 98%, the 22 block “village” is home to 135 independently owned businesses and is the economic hub of Northeast Georgia.

Located just 65 miles north of Atlanta, downtown Dahlonega’s economic activity averages more that $300 million dollars annually. The Dahlonega Main Street Program partners with property and business owners, state organizations and investors to facilitate the use of basements, upper floors, outdoor plazas and underutilized spaces for residential development and new or expanding commercial infill construction.

The Dahlonega Main Street Program uses low interest loans from the Georgia Department of Community Affairs and the Georgia Cities Foundation for commercial building restorations and expansions. For example, the owners of the 1899 Smith House accessed $500,000 to help finance the expansion and restoration of their historic lodging/restaurant/retail business. This $1.5 million project added five jobs and made it possible for The Smith House to become a “Historic Hotels of America” facility.  Another project sponsored by the Dahlonega Main Street Program was the purchase, restoration and expansion of the 1882 McGuire House. The new owner converted the former downtown residence into the Dahlonega Square Hotel, a boutique lodging business that created three new jobs and now supports a thriving wedding industry in the downtown district. The owner’s investment of $810,000 was leveraged with a $200,000 low interest loan sponsored by the Dahlonega Main Street Program and a $1,000 local façade grant.

The Dahlonega Main Street Program’s local façade and fire prevention grants have awarded $81,510 to 30 projects, leveraged $2,144,725 in private investment and created 50 new jobs over the past 15 years.
